  • So far I am enjoying living here! My family and I love it. It’s a very nice apartment. Walking distance to elementary and middle schools which is a plus if you have kids. Area is quiet . residents are not loud. Only reason I did not give a 5 is because it sometimes feels dark due to the lack of light fixtures, but we will get brighter lights or more lamps. (Not sure if all the units are without fixtures in the living room and bedrooms or not) and upon move in day I was told that I had a different apartment than was previously expected but I wasn’t notified before hand. But in the end that worked out. Overall staff is nice and there to help with whatever is needed. I’m fairly new to this community, but so far I love it here.

    Hello, I have been a resident for about 10 months into my lease and I would just like to report the unpleasant experiences I have encountered at Avana Grogans Mill. I would like to start with the very poorly trained maintenance department, I have found them to be extremely unreliable and not experienced in the field. About 3 months into my lease, I requested my dining room wall to be painted dark navy blue for the accent wall. The original color of my walls are a very light tan and once completed with painting the dining room wall, I noticed several splatters of the navy blue on my light tan bar. The paint splatters are very noticeable, and nothing was done to correct it. The amenities are hardly every available, which would be including the gym and both pool areas. The pools get shut down multiple times in one week, I also have tried going to the pool with another resident before (near building 29-30) and the entire pool was green with slime which made us not even want to use the pool anymore. The gym area was shut down for at least 2.5 months for "construction" and I have reported to management several times the equipment brakes very easily, and there are not even any mirrors. Before I even got the keys to my apartment, the leasing agent was not fully experienced and I ended up paying extra money to move in, they also never act upon complaints or suggestions. If you have a question or problem with your apartment, you are better off doing it yourself because the leasing staff does not bring it up to management. The worst overall experience I have personally dealt with so far was in regards to my patio area being shut down. Upon moving in, we noticed our banister on the edge of our balcony was extremely loose and very unsafe. 6 months into our lease, this problem was finally addressed however it was approached in a very odd and unprofessional way. The maintenance gave us no warning they were arriving and all of a sudden, they nail up 2 long wooden boards across my only light source (my glass patio doors). Since my living area has no light fixture, the boards across my doors caused my apartment to be so dark, It looked so horrible that I was the only apartment in my cluster of buildings to have boards across them, and to top it all off they also spread yellow police tape across the boards. They told us it was temporary and that they would take it down by next week, however they were not removed until 2 months later. I am overall very disappointed in my stay at Avana Grogans Mill, for an apartment complex in a great area, I expected the management and maintenance department to be a little more experienced and professional. My lease is over in 2 months and they offered me my renewal rate and I laughed out loud because they actually wanted to charge me a lot more than what I am paying now. For the price I pay now, I would say that it is the bare minimum of how apartment complex should be treated. I am now looking for another place, If you are looking to stay here, just expect the minimal help you can receive.
